A boater's lot on the best point in PNP

Port New Providence is one of Nassau's most established boating communities, and the lots that sit on the tip of its canal peninsulas are among the most coveted in the neighbourhood. When the owner of 19 Island Drive decided to sell, they needed an agent who understood the premium that a tip lot with wrap-around canal frontage commands in this market.

I had already completed a significant transaction in Port New Providence, having sold a $2.4 million canalfront home in the same community. That experience gave me a clear understanding of the buyer profile: people who value deep-water access, proximity to Nassau Yacht Club and Nassau Sailing Club, and the family-friendly character that sets PNP apart from more transient waterfront communities.

The brief was to price the lot at its true market value as a premium waterfront building site and find a buyer who appreciated what a tip position on Island Drive is actually worth.

226 feet of canal frontage with a functional dock

The lot sits at the tip of the Island Drive peninsula in Port New Providence, a position that provides something most canalfront lots in Nassau cannot offer: water on multiple sides. At 17,576 square feet with 226 feet of canal frontage, the parcel is ideally suited for building a sizeable waterfront home with plenty of green space leftover for outdoor living and entertaining.

The existing fully functional dock means the buyer can begin using the property for boating immediately, even before breaking ground on a home. This is not a theoretical waterfront lot where dock construction adds six figures to the development cost. The infrastructure is already in place.

Tip lots in Port New Providence rarely come to market. When they do, they are among the last remaining premium waterfront building sites in eastern Nassau.

Port New Providence itself is one of the most family-friendly gated communities on New Providence. Residents enjoy 24-hour security, three clay tennis courts, a playground, a community clubhouse, and a private beach. The neighbourhood is directly adjacent to St. Andrew's International School, one of Nassau's most highly regarded schools.

For boaters, the location is exceptional. Port New Providence is a 20-minute boat ride from Rose Island, and the community's canals provide direct access to the open ocean. Nassau Yacht Club and Nassau Sailing Club are both within close proximity, and the community serves as the launching point for the quickest and most direct route to the Exuma Cays.

Waterfront lots in a supply-constrained market

The market for canalfront lots in Nassau's gated communities was exceptionally tight through 2023. Port New Providence, as one of the island's oldest and most established boating communities, had virtually no inventory of vacant waterfront lots. When lots did trade, they moved quickly and often above asking price.

The post-COVID influx of international buyers had intensified demand for waterfront property across Nassau, and the boating-oriented communities in eastern Nassau were benefiting disproportionately. Buyers who had relocated to The Bahamas from the United States, many of them boating enthusiasts, were competing for a handful of available waterfront lots.

A tip lot with existing dock infrastructure represented the pinnacle of what this market could offer. Unlike interior canal lots where frontage is limited to one side, a tip position provides the sense of being surrounded by water, with views and access that interior lots simply cannot match. Pricing needed to reflect this distinction while remaining credible against recent comparable sales.

Repeat success in Port New Providence

The lot closed at $999,000 in November 2023, achieving a price that reflected the premium positioning of a tip lot with existing dock infrastructure. The buyer, who was planning to build a custom waterfront home, recognized the scarcity value of the position and the cost savings of acquiring a lot with an operational dock already in place.

This sale marked my second significant transaction in Port New Providence, following the $2.4 million canalfront home I had sold previously. Together, these sales total nearly $3.4 million in closed transactions within a single community, establishing a pattern of repeat area expertise that has become a hallmark of my practice.
